THE PROPOSED AMENDMENT IS CONSISTENT WITH THE OBJECTIVES AND POLICIES OF THE ADOPTED COMP PLAN.

THE CHANGE IN LAND USE WILL DISCOURAGE URBAN SPRAWL.

STAFF RECOMMENDS APPROVAL OF COMP PLAN AMENDMENT 22-06 TO AMEND THE 2040 FUTURE LAND USE MAP ON THE ACRES FROM COMMERCIAL TO AG RESIDENTIAL AND I WILL QUICKLY JUMP BACK OVER TO THE REZ REZONING, THE SAME APPLICANT WILL GO THROUGH ALL OF THAT INFORMATION BUT THIS IS A REQUESTED REZONING OF THE 15.46 ACRES FROM NEIGHBORHOOD BUSINESS TO AG RESIDENTIAL TO BE CONSISTENT WITH THE REQUESTED LAND USE CHANGE. THE PARCEL WAS REZONED FROM AG TO BA, WHICH IT IS TO THE PRESENT BA ZONING IN 1972.

THE FUTURE LAND USE IS COMMERCIAL AND I JUST WENT THROUGH THE REQUEST TO CHANGE TO AR, THE REQUESTED AR ZONING WOULD BE ALLOWED WITHIN THE REQUESTED AR FUTURE LAND USE.

HERE IS AN AERIAL OF THE ZONING. YOU CAN SEE TO THE NORTH AND SOUTH IS AR, PRETTY MUCH SURROUNDING IT.

COMMERCIAL FUTURE LAND USE AREA IS ALL BA OR PL-4 AND YOU CAN SEE THE AERIAL. THERE'S LIMITED DEVELOPMENT IN THIS AREA. THERE IS A LAKE OR SINKHOLE, I'M NOT SURE WHICH ONE, ON THE PARCEL, BUT AS YOU CAN FAIRLY SEE THAT ON THE AERIAL. THE PROPOSED AR ZONING IS CONSISTENT WITH THE PROPOSED REQUESTED FUTURE LAND USE CATEGORY. AND AGAIN, THE PURPOSE OF THE REZONING, LIKE THE LAND USE CHANGE IS TO ALLOW FOR RESIDENTIAL USE OF THE PROPERTY. STAFF HAS REVIEWED THE APPLICATION AND DETERMINED THAT THE REQUEST IS CAPABLE WITH THE SURROUNDING AREA. STAFF RECOMMENDS APPROVAL OF REZONING 22-14 SUBJECT TO ADOPTION OF CPA 2206.
